At Doon-Gara Strata & Property Consultants Pty Ltd we pride ourselves on being different and constantly looking for new and exciting challenges.

At Doon-Gara Strata and Property Consultants Pty Ltd  we manage many strata schemes, both large and small. We manage two lot blocks known as duplexes to larger strata schemes and manage a variety of schemes from prestige strata schemes to your typical 'three storey walk up' and then your mixed use Strata Schemes, Commercial and Community Title schemes.

We also offer a consultancy service for self managed properties and developers to assist owners who manage their complex in accordance with the Strata Schemes Management Act 1996 and set up the Strata Scheme on behalf of the Developer.

  • Prepare, chair and distribute Notice and Minutes of General Meetings & Annual General Meetings
  • Answer communications from the Owners Corporation
  • Send out levies and receipt levy payments
  • Pay accounts
  • Implement debt collection procedures
  • Renew Insurance policies
  • Maintain financial records
  • Organise tradesmen for the common property
  • Obtain quotes for repairs and maintenance to the common property
  • Prepare BAS and Tax Returns
  • Maintain record of owner details as per the Privacy Act
  • Hold common seal and supervise the use of the common seal under the legislation
  • Guide the Owners Corporation in relation to bylaws
  • Register strata company for ABN and Tax File Number (If applicable)
  • Visit property to undertake routine inspections and advise the Owners Corporation of any maintenance issues
  • Attend Executive Committee meetings
  • Arrange drafting of additional by-laws
  • Draft amendments to existing by-laws Register by-laws
  • Assist with major work projects
  • Investing monies, if required
  • Issue invoices for storeroom/car space rental (If applicable)

Consultancy Services

  • Conflict/mediation resolution advice
  • Strata Plan set up (initial stage)
  • By-law and re-allocation of unit entitlements
  • GST, BAS and Tax Return advice and assistance
  • Assistance to the Owners Corporation with regards to budgets and General Meeting preparation

Emergency Service

Should an emergency arise Doon-Gara Strata has an afterhours emergency contact number and our reliable contractors are on call to assist when required.

Payment facilities

  • Pay over the INTERNET by DEFT on-line from your *Pre-registered bank account at
  • Pay by DEFT phone pay from your *Pre-registered bank account. Call 1300 301 090 or International +612 8232 7395.
  • Credit card payments can be made over the INTERNET. Log onto or call 1300 301 090 and follow the instructions. A surcharge will be applicable if you use this option.
  • Pay by mailing the bottom section of your levy notice with your cheque to DEFT Payment Systems, GPO Box 4690, SYDNEY NSW 2001
  • Pay in person at any Post Office by cash, cheque or Eftpos with your levy notice.

Repairs and Maintenance

  • Competent and reliable tradespeople and services
  • Insurance and licenses are checked to ensure they are certified to undertake necessary work on common property
  • Tradespeople are constantly being upgraded to ensure a high level of service and cost effective service
  • Feedback from owners regarding tradespeople are encouraged to ensure a high level of standard and professionalism
